1. Nature of services

Settled LLC provides educational housing advisory services. This agreement covers a single 60-minute Home Search Clarity Session focused exclusively on sharing general knowledge about Omaha, Nebraska neighborhoods to help you identify areas that align with your lifestyle, priorities, and budget. The Session is educational in nature. Settled LLC is not a licensed real estate brokerage, agent, or broker. The services provided do not constitute real estate brokerage services as defined under Nebraska law.

Settled LLC is a housing advisory service, not a licensed real estate brokerage
No licensed real estate activity is performed in connection with this session
You are solely responsible for all housing decisions and any contact with apartment communities or landlords
2. What is included
A guided conversation about Omaha neighborhoods covering lifestyle fit, commute access, walkability, and approximate price ranges
Help narrowing down neighborhoods that align with your stated priorities and needs
General educational information about Omaha's housing landscape and geographic context
A summary of your priority neighborhoods at the end of the session for your independent follow-up
3. What is NOT included
Recommendations for, discussions of, or referrals to specific apartment communities, rental properties, or landlords
Any contact, communication, or outreach to apartment communities, property managers, landlords, or real estate agents on your behalf
Negotiation of lease terms, rental rates, or any housing agreement
Facilitation, assistance, or participation in any housing transaction
Real estate representation of any kind
Ongoing support beyond the single 60-minute session

After the session, you will independently contact any apartment communities or properties you wish to pursue. Settled LLC will have no involvement in that process.

4. Session fee and payment
Session fee: $97.00 USD, one-time flat fee for the 60-minute session
Payment is required in full before the session takes place
Full refund if cancelled 24 or more hours before the session. No refund for cancellations within 24 hours or after the session is conducted
5. No real estate brokerage activity

By proceeding, you acknowledge that Settled LLC is not a licensed real estate broker, associate broker, or salesperson under Nebraska law. The session does not constitute real estate brokerage services, representation, or agency of any kind. Settled LLC does not and will not receive any compensation, referral fee, or payment from any apartment community, landlord, property manager, or real estate agent in connection with your session. You are not relying on Settled LLC as a licensed real estate professional in any capacity.

6. Your responsibility

All housing decisions, lease signings, and financial commitments following the session are your sole responsibility. Settled LLC is not responsible for any housing decision made based on information shared during the session. In no event shall Settled LLC's liability exceed the amount paid for the session ($97.00).

7. Confidentiality

Settled LLC will keep your personal information and session details confidential and will not share them with any third party including apartment communities, landlords, or real estate agents without your written consent.

8. Governing law

This agreement is governed by the laws of the State of Nebraska. Any disputes shall be resolved in the appropriate courts of Douglas County, Nebraska.
